    General Location

    An ideal location

    Queensbury is one of north-west London’s most popular residential areas. Locals appreciate the amenities on offer, not to mention the pleasant green spaces, which make the place feel far removed from the bustle of Central London.

    House prices are exceptionally reasonable in the HA8 postcode, and the market is diverse; with buyers and tenants seeking studio apartments and large semi-detached properties alike. However, the area is becoming increasingly popular, which is likely to make property prices rise in the future.

    The excellent transport links are another draw, with trains running from Queensbury station to locations like Baker Street, Waterloo and Canary Wharf. But it would be a mistake to write off Queensbury as just another ā€˜commuter zone’. In fact, the numerous local attractions and facilities make it a great place to call home.

    Terraced and semi-detached homes tend to dominate Queensbury’s property market. However, there are studio flats available too, with many being situated conveniently close to the tube station. These usually fetch around Ā£200,000, which is considerably less than the capital’s average.

    There is significant demand for three- and four-bedroomed family homes. These are typically around £500,000 to £600,000; which again, offers excellent value for money when compared to other locations in London. Prices have risen steadily in the last few years and look set to continue doing so; making Queensbury an appealing place for investors to consider.

    The rental market is performing well in Queensbury, and there’s plenty of demand for both houses and apartments. An average studio or one-bedroomed flat costs around Ā£170 to Ā£350 a week, while larger four-bedroomed homes may be as much as Ā£500 a week. This affordability is excellent for tenants, and appealing for landlords too, as this location tends to generate a solid rental yield.

    Queensbury is well known for its 1920s and 1930s semi-detached and terraced properties. These are especially popular with families, as they offer plenty of living space, and often come with driveways and gardens. Some of the houses date from the 1950s to the 1970s; again, these are usually spacious and offer excellent value for money.

    However, that’s not to say you won’t find some modern properties in this area. Many of the apartments are in recently-built blocks, which is ideal for residents who prefer contemporary architecture. The most reasonably priced flats tend to be close to Queensbury Station, though there are some good options closer to the A5 and Camrose Avenue too.

    Developers aren’t very active in Queensbury at present, though the NEON development (Burnt Oak Broadway) is a great example of stylish modern living. The one-, two-, and three-bedroomed flats are conveniently close to the A5, and not too far from the station either.

    There aren’t many Ā£1million+ properties in this area, though occasionally, larger detached homes do come on the market. These are often purchased speedily, as they’re sought-after by growing families.


    Transport links

    Queensbury station is on the Jubilee line, and the trains take commuters into Central London throughout the day. It’s situated in Zone 4. However, it’s not the only tube station in the vicinity. Burnt Oak station is just on the other side of the A5, and Canons Park is a short distance to the north. Edgware station and Kingsbury station are also close by.


    Schools

    There are plenty of excellent schools in Queensbury, which is partly why the location is so popular with families.Ā North London Collegiate SchoolĀ is a prime example. This independent girl’s school accepts students aged four to 18, and consistently gets excellent results for its GCSEs. A bit further out (in Kenton), you’ll findĀ Claremont High School, which also regularly achieves great results, and was awarded ā€˜outstanding’ in its most recent Ofsted report.

    The primary establishments are also highly regarded.Ā Stag Lane Junior SchoolĀ typically has more students meeting the required standards for reading, writing and maths than the national average, as doesĀ Barnfield Primary, andĀ Camrose Primary School.

    Eating and drinking

    Residents rate Queensbury’s restaurants and bars highly, and there’s something to suit everybody; from cosy traditional pubs to exciting new eateries.Ā MoranosĀ is a popular local haunt, which serves cocktails and food, and often shows live sports fixtures.Ā The Regency ClubĀ is another top place to enjoy an evening out, and its curries come recommended.

    If you’re searching for a spot of lunch, then the Honeypot CafĆ© is a great option. They also serve up brunch and dinner, plus a range of snacks and drinks throughout the day.

    Leisure and shopping

    Queensbury is well situated when it comes to things to see and do. It’s easy to catch a train to Central London, where you’ll find some of the country’s top museums and galleries; however, that’s not to say there’s not plenty to do on the doorstep too.

    One of the area’s key draws is theĀ Royal Airforce Museum London. It’s just a short drive away, and has some impressive exhibits, focusing on the region’s historic connections with aviation.

    Sports fans appreciate the proximity toĀ Wembley StadiumĀ too; though of course, there are also live music performances held at the stadium throughout the year, not just sporting events. Queensbury’s pleasant green spaces are the perfect place to play some football with friends, or go for a stroll with the dog. Good examples areĀ Chandos Recreation GroundĀ andĀ Canons Park.

    There are some great shops in the area too, and theĀ London Designer OutletĀ is just a few miles away inĀ Wembley Park.Ā The Broadwalk Shopping CentreĀ is also close by, and is home to over 40 popular high street stores.
