I want to rent a property. What’s the first step?

Before you start browsing the market, it’s sensible to work out how much you can commit to spending on rent each month. Bear in mind that you’ll also need to pay a security deposit at the start of the tenancy, plus the first month’s rent in advance. Once you’ve got a budget worked out, get in touch with Regal Estates to find out what properties we currently have on our books.

How much deposit do I need to pay?

Usually, a landlord will ask for a deposit that’s equivalent to six weeks’ rent, though occasionally this can be more or less.

I’ve found a property I’m interested in. How do I book a property viewing?

If you’ve seen a property that you’d like to view, get in touch with our team on 020 8459 2530. We’ll book you in for a viewing, and also tell you about any other properties that might be of interest to you.

We’ll get in touch half an hour before the viewing to check that you can still attend, then meet you at the property to show you around. At this point, you’ll also have the chance to ask questions.

What is referencing and how does it work?

Referencing is a standard practice in the renting process. It gives the landlord peace of mind that you’re a suitable tenant who is able to pay the rent on time. As part of the referencing process, you’ll need to provide details about your income and employer, plus your previous address and bank account.

What is a guarantor?

A guarantor is someone who agrees to take joint responsibility for paying the rent, in the event that the tenant is unable to. Typically, this is a parent or guardian.

What happens if there is a problem with my reference?

It’s not uncommon to encounter issues with referencing. For example, someone who had only just got their first job may not be able to provide proof of earnings! If this applies to you, don’t worry, as there are other options. For example, your landlord may let you pay the full term of the tenancy upfront, or recommend that you find a guarantor.

What will happen to my deposit?

Your deposit will be placed in a government-approved scheme. Regal Estates use My Deposits.

What is a tenancy agreement?

This is the contract that is signed by both the tenant and the landlord. It outlines the responsibilities of each party, and the rules that they must both adhere to.

What are my responsibilities as a tenant?

As a tenant, you have a responsibility to pay the rent on time each month, and to keep the property in good order. You may be responsible for certain bills (e.g. council tax) and there may well be other responsibilities, which will be laid out in the tenancy agreement.

Which bills am I responsible for?

In most cases, tenants are responsible for utilities bills, plus council tax. The exact nature of the responsibilities is usually outlined in the tenancy agreement.

Am I allowed pets in my property?

Often, landlords state that they don’t allow pets in the property. If you have a pet, it’s vital to find out if they’re permitted before you arrange a viewing.

How can I report repairs?

If your property is being managed by Regal Estates, simply give us a call and we’ll arrange for the necessary repairs to happen as swiftly as possible.

What happens if I accidently damage my property?

If you accidentally damage the property or its contents, don’t panic! Just let us know, and we’ll set about getting the situation resolved. Please note that it’s likely you’ll be asked to cover the costs involved with the repairs.

How do I end my tenancy?

If you’ve agreed to a fixed term tenancy, you’ll need to continue paying rent until the term is up. However, if you’re on a rolling agreement, your contract will state how much notice you need to provide to end the tenancy. This notice needs to be given in writing to Regal Estates, or to the landlord.

What should I do if I can’t pay my rent?

If for any reason you can’t pay your rent, it’s important to get in touch with us straight away. It may be the case that your landlord will let you reschedule the payments, which will help if you’re facing a difficult financial situation, such as losing your job.
