Guide to renting a room

Tenants Guide to Renting a Room

When renting a room in the London Borough of Brent or anywhere else in North West London, HMO (house of multiple occupations) guidelines will apply. Any rooms rented through Regal Estates comply with local and national guidelines. Below we have outlined a step by step guide on how to rent a room in a multiple occupancy property.

Step 1 - Arrange a Viewing

Before you can arrange a viewing, you must first register your full details to us. As although our negotiators do the majority of the viewings, in some circumstances our Landlords will undertake property viewings and as we hope you understand they expect us to pre-qualify any potential tenant.

Once a viewing has been arranged, we will contact you via text message or email with the full address details and time to meet at the property.

Step 2 - The Viewing

Please make sure that if you have any problems in making your viewing that you give us as much notice as possible. We will call you 1-2 hours before the viewing to confirm. We will request feedback once you have viewed and ask if you wish to make an offer.

Step 3 - Offer Acceptance & Referencing

On acceptance of your offer we will supply you with an offer letter. Which is subject to referencing and the relevant information for referencing will need to be sent to us, this can be sent via email or you can come into one of our offices.

Step 4 - Holding Deposit

We require a holding deposit of two week's rent plus part administration fees to secure the property subject to your reference check clearing. If the landlord withdraws from the tenancy agreement process you will be refunded. If you withdraw from the tenancy the deposit will be retained by the landlord. You will receive an immediate receipt of payment once you have paid the holding deposit and can be paid via debit/credit card over the phone or via bank transfer.

Step 5 - Rental and Deposit

The full advance rent and deposit will be required in cleared funds prior to commencement of the tenancy agreement.

Step 6 - Tenancy Agreement & Other Paperwork

Once all references have been carried out satisfactorily we will prepare the tenancy agreement for both parties to sign, there may also be additional paperwork to sign at this stage.

Step 7 - Insurance

We advise you to insure any contents in the property that will be yours as they are not covered by the Landlord's insurance. We are more than happy to help you to find the right contents insurance solution.

Step 8 - Start of Room Tenancy

Once all of the paperwork, guarantees and cleared funds are in place the tenancy can commence.

When renting a single room in a shared house that property must follow the regulations and guidelines of HMOs or more commonly known as Houses of Multiple Occupation.
