Regal Estates offer a professional in-house Inventory Service to Landlords, with check in and check out services available. At the start of a new tenancy, inventory of the property needs to be compiled. Whether it’s a room, studio flat or four bedroom house in Willesden, Neasden or around Brent a detailed inventory is a very important part of the letting process.

An inventory is essentially a record and schedule of the condition of the property as well as a note of fixtures, fittings and furnishings as well as cleanliness at the beginning of a tenancy. This is compiled using special software by our in-house clerks not only using detailed descriptions but also images of the property at the start of the tenancy and compiled into a report. As we can provide this service in-house, unlike most letting agencies that outsource this service, we offer it in-house at a discounted rate.

As part of the move-in process, the inventory then needs to be approved by the tenant at the start of the tenancy when the tenant checks in. During this check in process keys are released, meter readings taken and any initial questions from tenants regarding the property and provided appliances are answered.

This professionally drawn up inventory agreed by our Inventory Clerk and tenant acts as a safeguard for Landlords from unwarranted disputes by the Tenant at the end of the tenancy period. At the check-out stage the keys are returned to us and the inventory is used as a key guide in relation to deductions that may occur due to damages to the property.

Landlords who do not have an inventory will have little or no evidence of the property’s condition at the start of the tenancy.
